I am a licensed Community Association Manager (CAM) and a proud resident of Boca Lago. Living in the community gives me a personal understanding of the importance of maintaining our homes and making sure everything is taken care of, whether we're home or away.

Package 1: Away With Peace of Mind
For unoccupied seasonal homes

- Weekly visual home walkthroughs while the owner is away.
- Check for visible water leaks, unusual odors & signs of pest activity.
- Change AC filter monthly and check thermostat is set as instructed.
- Check doors and windows for visible security concerns.
- Look for signs of storm damage or other visible concerns.
- Collect or check on packages and mail as agreed.
- Send owner a brief visit report with photos of any concerns.
- Notify owner promptly when an issue needs attention.
- Coordinate approved maintenance, repairs and vendor visits.
- Arrange pre-arrival cleaning, grocery stocking and home preparation as optional extras.
- $199 monthly

Package 2: Tenant Home Concierge
For tenant - occupied seasonal properties

- One scheduled visual walkthrough each month, with appropriate notice and authorization.
- Observe and report visible maintenance concerns.
- Provide a monthly photo report to the owner, subject to tenant privacy.
- Notify the owner of urgent concerns according to an agreed escalation procedure.
- Coordinate tenant move-in or move-out preparation when requested for an additional fee.
- Coordinate approved repairs and maintenance appointments.
- Serve as a local point of contact for property-related coordination.
- Follow up with vendors on scheduled work and report completion.
